So you finally made the tough decision.

Reach out to your personal and professional network for referrals. As you put the word out, don’t feel pressured to hire someone as a favor or because they are a family member. They may not have to skills needed in your situation.

It’s a good idea to interview real estate agents that were referred to you. This process allows you to better understand their selling strategy and if they are a good fit for you. If real estate agents decline your interview invitation, don’t take it personally. They may not be a good for for you. Simply move on to the next real estate agents on your list. In the midst of cleaning and decluttering, work to locate any house-related paperwork. This would include things like:

  • Warranties
  • Survey
  • Installation invoices
  • Mortgage paperwork

Can’t find paperwork? You can select select “I don’t know” on that part of the seller’s disclosure notice. Keep in mind that a buyer may prefer a selller that is on top of these details. It will give the impression that the seller has taken great care of their home. Having this type of information may aid you in selling your home for top dollar.

 

4. Develop a Gameplan with Your Agent.

You’ve cleaned, decluttered, found a real estate agent and located important documents. Now it’s time to schedule a walk-through before your home goes on the market. A walk-through with your agent will help you identify opportunities to make a lasting impression with potential buyers.

Your agent’s input during the walk-through is important.  Any feedback or advice they give should be taken seriously. Since you hired a top performer, their experience is invaluable. They’ll know what paint to use for walls, how to stage the family room and what to do with outdated fixtures or cabinets. They will advise you how to spend your money wisely in order to attract potential buyers.

 

5. Make Necessary Repairs and Renovations

During the walkthrough, your agent may suggest you make a few repairs around the home. If they suggest some renovation or remodel projects, try to complete those as soon as possible. The agent will want to take listing photos highlighting these areas of your home. Keep in mind your agent will be highly educated on your market and will have a great sense of what will be important to buyers.
